New Construction Sales Agent

Job Purpose: The New Home Sales Agent plays a vital role as the initial point of contact for prospective customers, serving as a trusted guide throughout the entire home buying process. As a New Home Sales Agent, your primary responsibility is to deliver exceptional customer service by effectively presenting and promoting our new homes, cultivating strong relationships with potential buyers, and facilitating a seamless sales journey.
Job Duties:
· Engaging and Qualifying Leads: Quickly engage with leads from various sources such as the Online Sales Specialist, phone calls, model home visits, and referrals. Qualify leads to determine their potential as home buyers. Log all leads into the company's Customer Relationship Management (CRM) system.
· Listing and Selling Speculative Homes: List and sell speculative homes for sale on the IMLS (Intermountain Multiple Listing Service). Use the company CRM to track showings of model and spec homes. Follow up with agents who have shown the homes to gather feedback. Share feedback findings with the Sales Manager.
· Guiding Home Buyers: Determine the needs of potential home buyers and guide them through the home buying process. Conduct sales meetings and send follow-up emails to provide information and support. Set proper expectations for the buyers. Oversee concept design, pricing, and prepare pricing proposals.
· Drafting Contracts: Prepare new contracts for buyers, including sales addenda. Deliver all portions of the sales contract to the Sales Manager for review and submission to the Seller.
· Ensuring Customer Experience: Create a smooth home building process for buyers, focusing on providing a high level of customer experience. Coordinate and facilitate various meetings throughout the construction process, such as the buyer's design studio kick-off meeting, pre-construction meeting, frame walk, finishes walk, and orientation. Attend ribbon cutting celebrations on the day of closing for presold homes, marking the completion and delivery of the homes to the buyers.
· Utilizing Sales Opportunities: Utilize events like the Parade of Homes and Fall Parade of Homes as effective sales opportunities to showcase and sell homes.
· Weekly Meetings with Sales Manager: Meet with the Sales Manager on a weekly basis to assess community needs and discuss strategies to improve marketing and sales of homes in the community.
· Lead Generation: Apart from leads generated by Tresidio, sales agents are responsible for generating their own leads on a weekly basis. This involves leveraging their existing network of agents, past clients, and utilizing the company CRM.
Requirements:
· Valid real estate license in Idaho
· Proven experience as a real estate agent with experience selling residential new construction.
· In-depth knowledge of the local real estate market and construction industry.
· Excellent communication and interpersonal skills to effectively interact with clients and the builder.
· Strong negotiation and sales abilities to facilitate successful property transactions.
· Attention to detail and organizational skills to manage multiple clients and transactions simultaneously.
· Proficiency in using real estate databases, CRM software, and marketing tools.
· Familiarity with legal and regulatory aspects of real estate transactions.
· Flexibility to work during weekends and evenings, as necessary, to accommodate client schedules.
Estimated Commission-Based Earnings: $150,000-$300,000+ (No cap)
